Regulations

Regulations of Villa La Roca

These Regulations define the terms under which reservations and rentals of accommodations can be made. Making a reservation via the website www.villalaroca.pl constitutes acceptance of these Regulations.

I. Definitions
Company – Apart-Center Agnieszka Bourgeois, headquartered in Zakopane, ul. Pardałówka 32/6, 34-500 Zakopane, registered under NIP: 7361469874, REGON: 120773226, acting as a party to the short-term accommodation rental agreement with the Client.
Client – A natural or legal person who is a party to the agreement for temporary use of accommodations managed by Apart-Center.
Website – The online platform operating under the domain www.villalaroca.pl, managed by Apart-Center.

II. Rental Agreement Terms

  1. The agreement between the Client and Apart-Center is concluded upon reservation via the website, email, or phone.
  2. The agreement covers only the rental of the property. Utility charges (electricity, gas, water, heating during the heating season) are included in the rental price.
  3. The Client is obligated to pay the amount specified on the voucher even if the arrival or stay is delayed or shortened due to reasons beyond Apart-Center's control.
  4. The Client may only use the property for residential purposes and cannot sublease it without prior approval.
  5. Apart-Center reserves the right to collect a refundable deposit ranging from PLN 500 (per room) to PLN 3,000 (entire villa) to cover potential damages. The deposit is pre-authorized on a card and refunded within 7 business days after the villa is returned.

III. Reservation

  1. Reservations can be made online, via email, or by phone.
  2. A confirmation email will be sent to the Client. Reservations are held for 48 hours or 2 hours for last-minute bookings.
  3. The deposit can be paid via the PAYU system. The reservation is confirmed once the deposit is credited to Apart-Center’s bank account.
  4. After payment is confirmed, the Client will receive an email with confirmation and a link to the stay voucher.
  5. If full payment hasn’t been made, the remaining balance is due upon check-in.
  6. Check-in begins at 4:00 PM, and check-out is at 11:00 AM unless otherwise agreed.
  7. Late check-in (after 10:00 PM) or early check-out (before 8:00 AM) requires prior notice and arrangements.

IV. Reservation Changes

  1. Cancellation: The deposit is non-refundable if the reservation is canceled.
  2. Date Change: Possible if requested at least 30 days before the check-in date. Additional fees may apply for higher season rates.
  3. Extension: Possible depending on availability. Notify Apart-Center by phone or email.
  4. Transfer of Rights: The Client may transfer the booking to another person with prior notification and provision of the transferee's details.

V. Client Obligations

  1. The Client must maintain the property and its equipment. Damages must be compensated.
  2. Technical issues should be reported promptly.
  3. The number of occupants cannot exceed the number stated in the booking. An additional fee of PLN 200 per night applies for extra guests.
  4. Quiet hours are from 10:00 PM to 7:00 AM.
  5. Ski boots and skis are not allowed in the property.
  6. Pets are not permitted without prior approval from Apart-Center.
  7. Smoking, including e-cigarettes, and open flames are prohibited. A penalty of PLN 500 applies for violations.

VI. Payments

  1. Traditional Bank Transfer: Payment can be made via a bank transfer. This method may delay order processing due to transfer clearing times.
  2. PayU Payment: Secure and fast electronic payment method via PayU. Options include bank transfer, BLIK, card, or PayPo.

VII. General Provisions

  1. Violation of the terms may result in immediate termination of the agreement without a refund.
  2. Apart-Center is not responsible for personal belongings, vehicles, or their contents during the Client's stay.
  3. Apart-Center is not liable for noise or disturbances caused by neighbors.

VIII. Complaints

Complaints should be directed to kontakt@villalaroca.pl. Apart-Center will respond within 30 days.

IX. Governing Law

Polish law governs disputes between Apart-Center and the Client. Disputes are resolved by the court competent for Apart-Center's headquarters.

X. Data Processing and Protection

  1. Client data is processed in compliance with legal regulations.
  2. Providing personal data is voluntary but necessary for service fulfillment.

XI. Final Provisions

  1. Apart-Center reserves the right to amend these terms.
  2. The terms take effect on December 1, 2024.
